Two phenomena the Corona-virus will produce affecting the real estate market in Berlin – By Kefah Abu Gosh

People have a lot of free time to think, try to project the future of the real estate market in Berlin, the “day after corona-virus”, and chase opportunities… Since many asked for my opinion about this development, here are my insights, for now:

First: our apartment is not big enough, 4 rooms for a 5 person family are not enough, and more than 115 sqm are needed (plus the fact of no garden in our own condominium!) This has to change, as ours, and others' needs change. Usually we don’t spend so much time, all of us, together, in the house at the same time. Families would need more square meters and rooms. This will affect the market “the day after” and contribute to its dynamics…

Second, I realized I can work from home, and I assume many others did as well. I always thought with “three kids running in the hallway” it is impossible, but it is, you just need to create the right atmosphere and explain yourself, eventually it will work, and honestly it’s cute when a small head suddenly pops-up in your video conference 😊

So, living in the countryside might make more sense for families, as for Berlin area, you might consider Mahlow in the south, Falkensee in the west, or anywhere the S-Bahn reaches and you are good! It suddenly makes sense even to someone like me, who always wanted to live in the very center of the city (at least close to Bergmannstr.👍).

I will write more about the market development soon, but so far, in my opinion, it doesn’t look like Berlin will “crash”, mainly due to the huge shortage of apartments here.
